THE PROBLEM

11 San Souci Drive is located in the Stonegate community of South Hadley. The lot that was purchased for $192,500 in 2004 with no prior examination of wetlands or worth. The neighboring lot sold for $30,000 in 2021. After being rejected by the South Hadley Conservation Commission, the owner was approved for a very specific build by the Mass DEP that must adhere to a 10-page Order of Conditions.


Construction of a house would lead to the destruction of protected wetlands
. Development of the parcel comes with state restrictions, construction requirements, lifetime land maintenance, drainage issues, and Mass DEP conditions.
