THE PROBLEM

11 San Souci Drive is located in the Stonegate community of South Hadley. The lot that was purchased for $192,500 in 2004 with no prior examination of wetlands or worth. The neighboring lot sold for $30,000 in 2021. After being rejected by the South Hadley Conservation Commission, the owner was approved for a very specific build by the Mass DEP that must adhere to a 10-page Order of Conditions.


Construction of a house would lead to the destruction of protected wetlands. Development of the parcel comes with state restrictions, construction requirements, lifetime land maintenance, drainage issues, and Mass DEP conditions.

THE SOLUTION

To stop this unprecedented destruction of wetlands in South Hadley, the neighboring abutters have pledged to:

Legally appeal any and all attempts at allowing to build on the site.

Advocate for the most strict wetland order of conditions possible in the event that the developer is successful.

24-hour monitoring of construction on the site and neighboring properties to ensure 100% compliance.

Daily logging and reporting of any violations found to the South Hadley Conservation Commission and Massachusetts Department of Environmental Protection.

Builders and potential homeowners  will have to:

  • Monitor crews to ensure wetlands order of conditions compliance.
  • Work closely with wetland scientists and report that wetland replacement goals have been met.
  • Get permit approval for any landscaping, gardening, fertilizing, etc. within any wetlands boundary.
  • Have a giant house directly behind you.
